During meetings, any member of the public physically present in the Council Chambers in excess of the limit will be asked to wait in another room with live feed to the meeting until the Citizens To Be Heard on Agenda Items section or Public Comments section of the meeting has commenced. Speakers will be rotated into Council Chambers to allow everyone an opportunity to speak. Pursuant to the Illinois Department of Commerce & Economic Opportunity’s Guidelines, it is recommended that any individual appearing in-person wear a face-covering to cover their nose and mouth. Citizens who are unable to attend the meeting can email comments in advance of the meeting to publiccomment@joliet.gov. The motion carried by the following vote: Aye: Dillon, Kella, Cox, Crompton, Roehr and Rousonelos Absent: Moore and Perez CITIZENS TO BE HEARD ON AGENDA ITEMS None. Chairman Dillon inquired about the entrances into the development and the amount of fire hydrants. Mr. Torri responded. Mr. Ed Mattox, Kipling Group, appeared on behalf of the petition. Mr. Mattox said they added 3 additional fire hydrants. No one appeared in opposition to the petition. A motion was made by Jason Cox, seconded by John Kella, to recommend for approval by the full City Council the Final Planned Unit Development for Timber Oaks Unit 3 Subdivision. The motion carried by the following vote: Aye: Dillon, Kella, Cox, Crompton, Roehr and Rousonelos Absent: Moore and Perez NEW BUSINESS: PUBLIC HEARING During the Public Hearing, members of the public will be allowed to present evidence and ask questions subject to the rules of the meeting. Z-2-21: RECLASSIFICATION OF 110 ACRES NORTH OF 3501 BRANDON ROAD FROM I-TA (INTERMODAL TERMINAL-INTERMODAL TERMINAL) TO I-TC (INTERMODAL TERMINAL-INDUSTRIAL PARK) ZONING. P-1-21: REVISED PRELIMINARY PLAT OF CENTERPOINT INTERMODAL CENTER AT JOLIET (BRANDON ROAD) AMENDMENT. FP-2-21: FINAL PLAT OF CENTERPOINT INTERMODAL CENTER AT JOLIET PHASE 24. TMP-1353 Attachments: P-1-21, FP-2-21, Z-2-21 CenterPoint Revised Preliminary & Phase 24 Combined_Staff Report Mr. Torri gave the Planning Staff Report. Mr. Chris Speisa, Attorney, appeared on behalf of the petition. Mr. Lou Fiala, Clean Car Connection, appeared regarding his property that is in the center of the proposed project. He wanted to be certain that nothing is changing with his property. Mr. Carmine Bottigliero, CenterPoint, said there will be no changes that will affect Mr. Fiala. No one appeared in opposition to the petition. Page 2 of 4 Plan Commission Meeting Minutes - Final April 15, 2021 A motion was made by Jason Cox, seconded by John Kella, to recommend for approval by the full City Council the Reclassification of 110 Acres North of 3501 Brandon Road from I-TA (Intermodal Terminal-Intermodal Terminal) to I-TC (Intermodal Terminal-Industrial Park) Zoning, the Revised Preliminary Plat of CenterPoint Intermodal Center at Joliet (Brandon Road) Amendment and the Final Plat of CenterPoint Intermodal Center at Joliet Phase 24. The motion carried by the following vote: Aye: Dillon, Kella, Cox, Crompton, Roehr and Rousonelos Absent: Moore and Perez P-2-21: PRELIMINARY PLAT OF CONSOLIDATION OF LOTS 4 AND 5 OF ROCK RUN BUSINESS PARK I.D.I. RESUBDIVISION NO. 1. TMP-1351 Attachments: P-2-21 Consolidation of Lots 4 & 5 Rock Run Business Park_Combined Staff Report Mr. Torri gave the Planning Staff Report. Mr. Mark Zaprzalka, Jacob & Hefner Associates, appeared on behalf of the petition. No one appeared in opposition to the petition. A motion was made by John Kella, seconded by Jeff Crompton, to recommend for approval by the full City Council the Preliminary Plat of Consolidation of Lots 4 and 5 of Rock Run Business Park I.D.I. Resubdivision No. 1.
