CALL TO ORDER ROLL CALL Present John Dillon, John Kella, Jason Cox, Jeff Crompton and Dominic Orlando Absent Roberto Perez, Brigette Roehr, Marc Rousonelos and Jason Heath APPROVAL OF MINUTES TMP-6657 Attachments: 101923 A motion was made by Jason Cox, seconded by John Kella, to approve the Plan Commission Minutes-October 19, 2023. The motion carried by the following vote: Aye: Dillon, Kella, Cox, Crompton and Orlando Absent: Perez, Roehr, Rousonelos and Heath CITIZENS TO BE HEARD ON AGENDA ITEMS None. Mr. Chris Spesia, Attorney, appeared on behalf of the petition. Commissioner Orlando had a few questions. Mr. Carmine Bottigliero, CenterPoint, responded. No one appeared in opposition to the petition. A motion was made by Dominic Orlando, seconded by John Kella, to recommend for approval by the City Council the Preliminary Plat of CenterPoint Intermodal Center at Joliet Phase 26 Subdivision and the Final Plat of CenterPoint Intermodal Center at Joliet Phase 26 Subdivision. Mr. Vincent Rosanova, CalAtlantic Group, LLC, appeared on behalf of the petition. Mr. Rosanova displayed a PowerPoint presentation to the Commission. Commissioner Orlando had several questions. Mr. Rosanova responded. Chairman Dillon asked what will separate the units from fire since they are all connected. Mr. Todd Kleven, Lennar Corporation, responded. Commissioner Crompton inquired about the parking. Mr. Rosanova responded. Mr. Perry Jones, 913 Barberry Way, appeared in opposition to the petition. Chairman Dillon inquired about the HOA. Mr. Kleven responded. Ms. Marcia Rousonelos, area resident, appeared in favor of the petition. A motion was made by Jason Cox, seconded by John Kella, to recommend for approval by the City Council the Preliminary Planned Unit Development of Lakewood Prairie Subdivision, Unit 4. The motion carried by the following vote: Aye: Dillon, Kella, Cox, Crompton and Orlando Absent: Perez, Roehr, Rousonelos and Heath FP-12-23: FINAL PLAT OF CHERRY HILL BUSINESS PARK WEST UNIT 6 SUBDIVISION, PHASE 2. (COUNCIL DISTRICT #5) TMP-6658 Attachments: FP-12-23 Cherry Hill Business Park West Unit 6 Subdivision_Phase 2_Staff Report Packet Mr. Jim Torri gave the Planning Staff Report. Mr. Nyenhuis responded. Ms. Donna Ardaugh, resident on Spencer Road, appeared with many concerns about the project. Mr. Nyenhuis responded. A motion was made by Jeff Crompton, seconded by Jason Cox, to recommend for approval by the City Council the Final Plat of Cherry Hill Business Park West Unit 6 Subdivision, Phase 2. The motion carried by the following vote: Aye: Dillon, Kella, Cox and Crompton Nay: Orlando Absent: Perez, Roehr, Rousonelos and Heath NEW BUSINESS None.
