Call To Order Call to Order, 6:00 pm by Chair Robertson. Invocation by Commissioner Yocum. Pledge of Allegiance led by Vice-Chair Singleton. 2. Roll Call Present 7 - Chair William Robertson , Vice Chair James Singleton, Commissioner Robert Brems, Commissioner James Irving, Commissioner Alfonso Juarez III, Commissioner Maurice Thomas Jr., and Commissioner Ted Yocum 3. Call to the Public No members of the public approached the podium during the call to the public. No speaker cards were provided by the public. 4. Minutes 4.1 MIN 24-68 The Commission shall review the minutes from the October 14, 2024 meeting. A motion was made by Commissioner Yocum, seconded by Commissioner Thomas, that the Minutes be Approved. The motion carried by a unanimous vote. 5. Regular Agenda 5.1 DRP 24-10 PLANNING COMMISSION UPDATE: Major Development Review Permit case # DRP24-10 O'Reilly Auto Parts, a request by O'Reilly Auto Enterprises, LLC, for review of Site, Floor, Elevation, Landscape and Photometric Plans for a proposed auto parts store on approximately 0.705-acres of land within the City of Maricopa, generally located west of the northwest corner of W. Maricopa-Casa Grande Hwy., and N. Shea Way. DISCUSSION ONLY. LaRee Mason, assistant planner, presented the details of item 5.1. Commissioner Brems asked if there were any plans for any traffic control stop signs on Shea Way. LaRee stated that there was not any at this time. City of Maricopa Page 1 Planning & Zoning Commission Meeting Minutes - Final November 25, 2024 The Presentation was heard. 5.2 ZON 24-02 PUBLIC HEARING: A request by the City of Maricopa to rezone approximately 15.13-acres of land from the existing Local Business (CB-1) Zone to the Neighborhood Commercial (NC) zoning district, generally located at the southwest corner of W. Bowlin Rd. and N. Hartman Rd.; DISCUSSION AND ACTION. LaRee Mason, assistant planner, presented the details of item 5.2. Commissioner Thomas asked if there were currently businesses located on the property mentioned and LaRee did state that it was a vacant lot, no businesses are there yet. A motion was made by Commissioner Brems, seconded by Vice Chair Singleton, that this Rezoning be Approved. The motion carried by a unanimous vote. 6. Reports from Commission and/or Staff Richard Williams, Planning and Zoning Manager, gave a report from staff. Williams stated that there will be 2 more meetings in December. The next meeting date for the Commission will be December 9th with the General Plan Amendment on it. 7. Executive Session No executive session was conducted. 8. Adjournment A motion was made by Vice Chair James Singleton, seconded by Commissioner Maurice Thomas Jr., to Adjourn at 6:20 p.m. The motion carried unanimously. City of Maricopa Page 2

The procedures to follow if you address the Commission are: Commission requests that you express your ideas in three minutes or less and refrain from any personal attacks or derogatory statements about any City employee, a fellow citizen, or anyone else, whether in the audience or not. The Chairman will limit discussion whenever he deems such an action appropriate to the proper conduct of the meeting. 4. Executive Session The Planning and Zoning Commission may go into executive session for purpose of obtaining legal advice from the City’s Attorney on any of the above agenda items pursuant to A.R.S. § 38-431.03 (A)(3). 8. Adjournment Note: This meeting is open to the public. All interested persons are welcome to attend. Supporting documents and staff reports, which were furnished to the Commission with this Agenda, are available for review. Notice is hereby given of the possibility of a quorum of the Maricopa City Council members at this meeting. Physical access to the meeting room will be available 15 minutes prior to the meeting start time.
