Call To Order This meeting was called to order at 6:00 p.m. 2. Roll Call Present 6 - Chair William Robertson , Commissioner Robert Brems, Commissioner James Irving, Commissioner Alfonso Juarez III, Commissioner Ted Yocum, and Commissioner Maurice Thomas Jr. Absent 1 - Vice Chair James Singleton 3. Call to the Public No members of the public approached the podium during the call to the public. No speaker cards were provided by the public. 4. Minutes 4.1 MIN 24-78 The Commission shall review and approve minutes from December 9, 2024 meeting. A motion was made by Commissioner Irving, seconded by Commissioner Thomas, that these Minutes be Approved. The motion carried by a unanimous vote. 5. Regular Agenda 5.1 GPA 24-04 PUBLIC HEARING: The Planning and Zoning Commission shall discuss and take action on a request by the City of Maricopa for a Major General Plan Amendment on approximately 716.5 gross acres of land from Master Planned Community (MPC), Medium Density Residential (MDR), and Open Space (OS) to the Employment (E) designation. The proposed amendment is generally located south of the Maricopa-Casa Grande Highway, east of N. Porter Road, east of N. White and Parker Road, and north of W. Peters and Nall Road. Richard Williams, Planning and Zoning Manager, presented the details for item 5.1. Discussion followed. A motion was made by Commissioner Irving, seconded by Commissioner Juarez III, that this General Plan Amendment be Approved. The motion carried by a unanimous vote. 5.2 SUB24-16 The Planning and Zoning Commission shall discuss and take action on Subdivision Case # SUB24-16, Anderson Farms Phase 3A, a request for preliminary plat approval to subdivide 30.0 acres of land into 126 single-family lots and thirteen open space tracts for a residential subdivision. DISCUSSION AND ACTION. Richard Williams, Planning and Zoning Manager, presented the details for item 5.2. Discussion followed. A motion was made by Commissioner Yocum, seconded by Commissioner Irving, that this Subdivision be Approved. The motion carried by a unanimous vote. 6. Reports from Commission and/or Staff ichard Williams, Planning and Zoning Manager, gave a report from staff. Mr. Williams stated that January 27th, 2025, will be the next meeting date for the Commission. 7. Executive Session No executive session was conducted. 8. Adjournment A motion was made by Commissioner Robert Brems, seconded by Commissioner Maurice Thomas Jr., to Adjourn at 6:22 p.m. The motion carried unanimously. City of Maricopa Page 2

The procedures to follow if you address the Commission are: Commission requests that you express your ideas in three minutes or less and refrain from any personal attacks or derogatory statements about any City employee, a fellow citizen, or anyone else, whether in the audience or not. The Chairman will limit discussion whenever he deems such an action appropriate to the proper conduct of the meeting. 4. Executive Session The Planning and Zoning Commission may go into executive session for purpose of obtaining legal advice from the City’s Attorney on any of the above agenda items pursuant to A.R.S. § 38-431.03 (A)(3). 8. Adjournment Note: This meeting is open to the public. All interested persons are welcome to attend. Supporting documents and staff reports, which were furnished to the Commission with this Agenda, are available for review. Notice is hereby given of the possibility of a quorum of the Maricopa City Council members at this meeting. Physical access to the meeting room will be available 15 minutes prior to the meeting start time. Persons with a disability may request a reasonable accommodation, such as a sign language interpreter, by contacting the City Clerk’s Office at 520-316-6970.
