Minutes Town of Mooresville Board of Adjustment April 14, 2025 5:30 PM - Mooresville Town Hall Members Present: Chair Andrew Wingo, Vice Chair Jason Overturf, Matthew Harrow, Mike Jones, and Michael Famularo Members Absent: Richard Poore Also Present: Senior Planner Sandy Howell, Planning Director Erika Martin, Planning Specialist Danielle Upright, Assistant Town Attorney Carey Austin, and Planning Administrator Lisa Smith. 1. Call to Order Chair Andrew Wingo called the meeting to order at 5:34 pm. 2. Chairperson's Welcome and Opening 3. Pledge of Allegiance 4. Postponement or Withdrawal Requests There were no postponements or withdrawals. 5. Consideration of Approval of Minutes 5. a Consider approval of August 26, 2024, Minutes ACTION: A motion was made by Jason Overturf, seconded by Michael Famularo, to approve the minutes as presented. The motion carried unanimously 6. Old Business There was no old business 7. New Business 7.a Consider Watershed Density Averaging Certificate (WDAC-2025-01) for 106 Bridgewater Lane (Lot 2 Watermark Shopping Center). Jesse Hanlin, Blue Ridge Engineering, PLLC, is requesting a Watershed Density Averaging Certificate (WDAC-2025-01) at 106 Bridgewater Lane for a proposed commercial business. Senior Planner Sandy Howell presented the case for WDAC-2025-01. Jessie Hanlin with Blue Ridge Engineering was sworn in for the case.  Also sworn in were Planning Director Erika Martin, Senior Planner Sandy Howell, and Engineering Services Manager Ashton Walker. All sworn in provided testimony, and the board asked questions regarding the evidence presented. As there were outstanding issues on which Mr. Hanlin needed to confer with the owner, he asked for a continuation. ACTION: A motion was made by Mike Jones, seconded by Jason Overturf, to continue the case until May 12th. The motion carried unanimously 8. Administrative Items 8. a Consider the 2025 Board of Adjustment Meeting Calendar ACTION: A motion was made by Mike Jones, seconded by Michael Famularo, to approve the calendar as presented. The motion passed unanimously. 9. Adjournment ACTION: A motion was made by Jason Overturf, seconded by Matthew Harrow, to adjourn the meeting at 6:51 pm. The motion passed unanimously.
