MINUTES Town of Mooresville Planning Board March 24, 2026 6:00 PM - Mooresville Town Hall Present: Michael Cole, Steve McGlothlin, Laura Temple, Gregory Peretz, Wendy Smith, Mikko Red Arrow, Richard Poore, Jeremy Katz Absent: Jeffrey Mack Also Present: Planning & Community Development Director James Coley, Planner III Ashley Lattin, Planner I Patrick Werner, Administrative Assistant Lisa Smith, Assistant Town Attorney Carey Austin 1. Call to Order Chair McGlothlin called the meeting to order at 6:00 p.m. 2. Pledge of Allegiance 3. Chairperson's Welcome and Opening Chair McGlothlin welcomed the Planning Board and Guests. 4. Public Comment There were no public comments. 5. Adjustments to the Agenda There were no adjustments to the agenda. 6. Adoption of the Agenda ACTION: A motion was made by Laura Temple, seconded by Gregory Peretz to adopt the agenda as presented. The motion carried unanimously. 7. Consideration of Approval of Minutes 7.a Consider approval of February 24, 2026, Minutes ACTION: A motion was made by Michael Cole, seconded by Laura Temple to approve the February minutes as presented. The motion carried unanimously. 8. Old Business There was no old business. 9. New Business 9.a Consider Conditional Rezoning Request CZ-2026-07 for 48-acres located at 137 Owens Farm Road, 157 Owens Farm Road, 169 Owens Farm Road, 175 Owens Farm Road, 179 Owens Farm Road, 1320 Shearers Road, 124 Evening Shade Lane, & 130 Evening Shade Lane (PINs 4665-24-4233, 4665-24-9076, 4665-34-0068, 4665-34-4329, 4665-34-1529, 4665-34-1805, 4665-35-1161, 4665-34-8735, 4665-34-5637, 4665-34-6480). The applicant is requesting Town of Mooresville Conditional Hybrid Light Industrial (C-HLI). Annexation is being sought concurrently. Steven McCachern with Energy United is seeking Town of Mooresville Conditional Hybrid Light Industrial (C-HLI) zoning for 48-acres located at 137 Owens Farm Road, 157 Owens Farm Road, 169 Owens Farm Road, 175 Owens Farm Road, 179 Owens Farm Road, 1320 Shearers Road, 124 Evening Shade Lane, & 130 Evening Shade Lane (PINs 4665-24-4233, 4665-24-9076, 4665-34-0068, 4665-34-4329, 4665-34-1529, 4665-34-1805, 4665-35-1161, 4665-34-8735, 4665-34-5637, 4665-34- 6480). The subject property is currently zoned Iredell County Residential Agricultural (RA) and Town of Mooresville Residential Limited Service (RLS). Annexation is being sought concurrently. McCachern, Vice President Energy and Project Oversight 132 Qual Haven Drive Troutman, NC Public Comments Janice Karriker 1332 Shearers Rd Mooresville, NC 28115 ACTION: A motion was made by Wendy Smith, seconded by Mikko Red Arrow to approve the Rezoning CZ-2026-07. The motion carried unanimously. 10. Administrative Items None 11. Adjournment ACTION: A motion was made by Laura Temple, seconded by Wendy Smith to adjourn the meeting at 6:50 p.m. Motion carried unanimously.
