Approval of Minutes: March 15, 2022. 2. Subdivision Final Plat Approval for Diamond Peak Towns at 7 6th St N (a .74 acre Parcel #R1265000000) in the RP (Residential Professional) zoning district, located in the SW 1/4 of section 15, T3N, R2W, BM, Canyon County) for Jake Woodward (SPF-00189-2022). Original Concept: 16 single family attached building lots in three 3-story buildings; a gross density of 21.6. 3. Second Extension from March 10, 2022 to March 10, 2023 for the Final Site Plan Approval for Broadmore RV Park in an IL (Light Industrial) zoning district at 0 Shannon Dr (county parcel #R13034013C0) for 155 RV Spaces on 11.72 acres to allow time for FEMA to approve the Conditional Letter of Map Revision for the flood plain map; (located in the SE 1/4 of Section 16, T3N, R2W, BM) for Broadmore RV Park LLC/Danny Pruett (RVP-003-20). PUBLIC HEARINGS: 1. Action Item: Annexation and Zoning to IL (Light Industrial) zoning district at 29 N Happy Valley Rd (a 1.49 acre parcel # R3174300000, located in the SE 1/4 of Section 24, T3N, R2W, BM) for Rogelio H. Gallegos (ANN-00232-2022). Original Concept: Establish the existing shop on the property as an auto repair business with caretaker residence. Scheduled to present: Kristi Watkins. 2. Action Item: Annexation and Zoning to RS22 (Single-family Residential 22,000 sq. ft.) zoning district at 703 W Dooley Ln (a 3.47 acre parcel # R2926101000, located in the SW 1/4 of Section 4, T2N, R2W, BM) for Blake Wolf representing Robert & K. Virginia Peirsol Revocable Trust (ANN-00231-2022). Original Concept: To enable a future subdivision of three single-family homes. Scheduled to present: Rodney Ashby. 3. Action Item: Development Agreement Modification to modify the concept plan (Exhibit B) and conditions of approval (Exhibit C) of Ordinance No. 3584, changing the site plan, the number of buildings, associated parking, and conditions, and future Subdivision Preliminary Plat for the Falcon Townhouses Subdivision on 3 parcels addressed as 0 Lake Lowell Ave. - Page 1 of 2 *Or as soon after 7:00 pm as each matter may be heard. parcel #'s R32045000, R32045012, & R32045013 in a RD (Two-Family Residential) zoning district (three parcels totaling 7.8 acres in the SE 1/4 of Section 30, T3N, R2W, BM, Nampa, Canyon County) for Delta LLC/M Ataul Karim (DAMO-00054-2022). Revised Concept: 56 single-family attached townhouse units in 14 buildings, and 2 common lots (50,205 sq. ft.), and 1 open space lot (41,823 sq. ft.); for a gross density of 7.17. Scheduled to present: Parker Bodily. 4. Action Item: Annexation and Zoning to IL (Light Industrial) zoning district at 0 & 0 Ustick Rd (parcels #R343610130 & R343610140, located in the SW 1/4 of Section 33, T4N, R2W, BM) for River Range Idaho, LLC representing Dana Kyle Devlin and Hilda Arline Devlin (ANN-00225- 2021). Original Concept: For a Midland Commerce Center - future division into no less than 4 light industrial lots for warehousing and product distribution. Continued on February 15, 2022 to a date certain of April 12th, 2022; continue to a date certain of June 14th, 2022. 5. Action Item: Conditional Use Permit for a Non-Commercial Kennel License for 4 dogs in a RS6 (Single-family Residential 6,000 sq. ft.) zoning district at 90 N Mirage St. (a .17 acre parcel of land in the SW 1/4 of Section 21, T3N, R2W, BM) for Manuel Aguilera representing Maria O. Vasquez (CUP-00263-2022). Scheduled to present: Rodney Ashby. 6. Action Item: Annexation and Zoning to RS22 (Single-Family Residential 22,000 sq. ft.) zoning district, potential development agreement, and Subdivision Short Plat for Happy Rails Subdivision at 0 S. Happy Valley Rd. (Parcel #R3239601000, a 3.02 acre parcel in SE ¼ of Section 36, T3N, R2W, BM, Nampa, Canyon County), for HECO Engineers, representing Luis Arizmendi (ANN-00228-2021 & SPS-00041-2021).
