CONSENT AGENDA (Action Items)
1. Approval of Minutes: October 25, 2022.
2. Subdivision Final Plat Approval of Bodle Farms Subdivision in a RS6 (Single-Family Residential)
zoning district - a 5.12 parcel #R3078401000 at 17362 Madison Ave (located in the NE 1/4 of
Section 3, T3N, R2W, BM) for Landmark Pacific Development Inc. (SPF-00218-2022). Original
concept: 20 single-family detached lots and 2 common lots.
PUBLIC HEARINGS:
1. Action Item: Subdivision Short Plat approval for West Orchard Apartments in an RML (Limited
Multiple Family Residential) zoning district at 428 W Orchard Ave (a 1.19 acre parcel
#R0966501000, located in the SW 1/4 of Section 16, T3N, R2W, BM) for Blake Wolf (SPS-00044-
2022). Original concept: 3 four-plex residential lots, 1 duplex residential lot, and 2 common lots.
Scheduled to present: Rodney Ashby.
2. Action Item: Annexation and Zoning to IL (Light Industrial) zoning district and potential
development agreement for 16763 Madison Rd (a 3 acre parcel #R310480000, located in the NW
¼ of Section 10, T3N, R2W, BM, Nampa), for Viktor N. Polyakov (ANN-00256-2022). Original
Concept: Connect existing personal storage/shop/warehouse to sewer service. Scheduled to

3. Action Item: Conditional Use Permit to allow multiple-family residential apartments - Nampa
Gateway Flats, in a BC (Community Business) zoning district at 1232 N. Galleria Dr. (a 15.5 acre
Parcel #R3049800000 located in the SW 1/4 of Section 18, T3N, R1W, BM) for Clarke Wardle
LLP / Geoffrey M. Wardle representing multiple owners (CUP-00290-2022). Original Concept:
Two 4-story apartment buildings totaling 159 residential units in the Nampa Gateway Center.

4. Action Item: Conditional Use Permit for an Unlisted Land Use as outlined in NCC10-3-2.B to
permit a temporary home to be occupied until the construction of a new home on the property at
915 9th Ave. S.,( a .16 acre parcel in the NW 1/4 of Section 27, T3N, R2W, BM, Nampa) for Duane
Tomic (CUP-00292-2022). Scheduled to present: Parker Bodily.
