Original Concept: 37 single-family detached units on 6.75 acres, and 2 common area lots on 0.45 acres, with a ROW dedication of 1.72 acres. b. SIX MONTH EXTENSION to December 12, 2025, for Conditional Use Permit for a two-family attached dwelling unit in a RS6 (Single-family Residential) zoning district at 2212 Aries Dr, a 0.24-acre parcel #R1298552400, located in the NW 1/4 of Section 17, T3N, R2W, BM, for Maria Jelliffe (CUP-00340-2024) Planning & Zoning Commission Regular Meeting June 24, 2025 (3) Public Hearings 3-1. Action Item: Subdivision Short Plat Approval and replat for 16 | 84 Commerce Center in a GB1 (Gateway Business) zoning district, a total of 16.4 acres in 2 parcels #R3047701000 & R3047700000, addressed as 15918 Star Rd & 0 Star Rd located in the NW 1/4 of Section 17, T3N, R1W, BM, for Baron Properties representing BPS Nama MC LLC (SPS-00064-2025). Original concept: Subdivide two (2) parcels into five (5) commercial lots, each of the 5 lots accommodating one mixed use commercial warehouse. (Rodney Ashby) 3-2. Action Item: Annexation and Zoning to RS6 (Single-Family Residential), potential development agreement, and Conditional Use Permit for a Group Care Home 9+ beds, in a RS6 zoning district, at 3023 S Happy Valley Rd, a 0.747 acre parcel #R2907600000 located in the NE 1/4 of Section 1, T2N, R2W, BM, for Gregory Daniel with ALC Architecture, representing Navjot Singh, Owner, (ANN-00332-2025, CUP-00381-2025). Original Concept: Annexation of current property in RS6 zoning district and remodel of structure to use as a live-in and outpatient recovery and treatment center.(Kristi Watkins) 3-3. Action Item: Comprehensive Plan Text Amendment incorporating by reference the Capital Improvement Plan and associated Fees (including Impact Fees) submitted to the city on April 18, 2025 as “Appendix D,” incorporating by reference the Capital Improvement Plan and associated Fees (including Impact Fees) submitted to the Nampa Fire Protection District on February 21, 2025 as “Appendix D-1,” revisions to Section 7.3.2.1 for clarity on the Nampa Fire Protection District services, and the addition of section 7.3.2.7 to outline City of Nampa’s authority and intent to collect Fire District development impact fees under the terms of an intergovernmental agreement with the District, in the Nampa 2040 Comprehensive Plan for Daniel Badger, City Engineer, and Misti Sanders, Executive Assistant for the Nampa Fire Protection District Adjournment(CTA-00018-2025 and CTA-00019-2025).
