Plat Approvals a. Final Plat Approval for Brookhaven Subdivision No 1 in an RS7 (Single- Family Residential) zoning district, at 4101 Alma Ln, parcel #R2952100000, a 17.31 acre portion of the parcel located in the SE 1/4 of Section 12, T2N, R2W, BM, for Kent Brown representing Austin Edwards/Hubble Homes (SPF-00290-2025). Original Concept: Development of 64 single family detached units and 12 common lots. b. Subdivision Final Plat approval for Seven Maples Ranch Subdivision No. 2 in the RS6 (Single-Family Residential) and RD (Two-Family Residential) zoning districts; a total of 17 acres located on a portion of three parcels #R2115800000, R2115601100 & R2909300000 at 0 E Oklahoma Ave, 3204 E Oklahoma Ave and 3303 Oklahoma Ave, located in the SW 1/4 of Section 01, T2N, R2W, BM, for Kent Brown representing Corey Barton (SPF-00296-2025). First Extension for Subdivision Final Plat approval for Baker Park No. 1 subdivision in the GB2 (Gateway Business) zoning district, 9.8 acres in four parcels #R31061010C0, R3106101000, R31061010C5, R3106100000, addressed as 0, 16761, 16763 Idaho Center Blvd (located in the NE 1/4 of Section 12, T3N, R2W, BM) for Trilogy Idaho representing Open Door Rentals LLC (SPF-00272-2024). Original concept: 5 buildable lots for two family attached dwelling units, one lot for 205 multi-family attached dwelling units, and 4 common lots. Planning & Zoning Commission Regular Meeting November 12, 2025 (3) Public Hearings 3-1. Action Item: Comprehensive Plan Text Amendment, Zoning Text Amendment and Zoning Map Amendment to redefine the Downtown Nampa core, change various chapters and sections of Title 10 where "downtown" is referenced or needs to be added for new form districts and change zoning designations from DH (Downtown Historic) to CN (Central Nampa), DV (Downtown Village) to GB2 (Gateway Business), and DB (Downtown Business) to GB1 (Gateway Business) zoning districts, for the City of Nampa (CTA-00021- 2025, ZTA-00046-2025, ZMA-00206-2025) 3-2. Action Item: Annexation and Zoning to RS4 (Single Family Residential) and potential development agreement for a future residential subdivision (Shadow Creek at Lake Lowell) at 1408 Lake Lowell Ave, a 2.06 acre parcel #R3201900000 located in the SE 1/4 of Section 29, T3N, R2W, BM, for Kylie Canaday of Cole Architects (ANN-00335-2025) Original Concept: 12 buildable lots for single family detached dwelling units and 4 common lots. 3-3. Action Item: Conditional Use Permit for a Home Occupation Day Care for up to 12 children in a RS6 (Single-Family Residential) zoning district at 11235 W Kite St, parcel #R3143819700, Lot 9, Block 9 of the Eagle Stream No 3 Sub, a 0.18 acre parcel located in the SE 1/4 of Section 18, T3N, R2W, BM, for Kathryn Self, Owner. (CUP-00392-2025). Original Concept: In-home preschool for up to 12 children. 3-4. Action Item: Conditional Use Permit for a Home Occupation Day Care for up to 12 children in a RS6 (Single-Family Residential) zoning district at 11540 W Sammi St, parcel #R3144918000, Lot 15, Block 4 of the Sunnyvale West No 2 Sub, a 0.19 acre parcel located in the NW 1/4 of Section 18, T3N, R2W, BM, for Mukalayi Patient Mwembo and Aline Neema Beth, Owner. (CUP-00394-2025). Original Concept: In-home daycare for up to 12 children.
