COMMUNITY PLANNING REPORT 4. HEAR FROM THE AUDIENCE 5. REVIEW OF NEW APPLICATIONS A. DOCKET NO. PCD-16-10: LIFE TIME FITNESS MIXED USE DEVELOPMENT – 1000 SKOKIE BOULEVARD. Public hearing and resolution recommending approval of an application submitted LTF Real Estate Company, Inc., as the contract purchaser of the property located at 1000 Skokie Boulevard to develop the Subject Property with a planned development consisting of a physical fitness facility, a child care facility, and a 304-unit luxury apartment building. The Applicant has filed an application seeking approvals of the following: (A) Final site plan for the planned development; (B) Final plat of subdivision; (C) Special permit for a floor area ratio of up to 0.73; (D) Special permit to allow Life Time Fitness (LTF) to operate a physical fitness facility; (E) Special permit to allow Children’s Learning Adventure (CLA) to operate a child care facility; (F) Special permits for wall sign heights and sign area; (G) Special permit for landbank parking spaces for the child care facility and the fitness facility; (H) Variation to reduce the required front yard along Skokie Boulevard from 50 feet to no less than 30 Plan Commission Page 1 Printed 2/19/2017 Plan Commission Minutes September 20, 2016 feet; (I) Waiver of the foundation landscaping requirements for the CLA building and the LTF building; (J) Waiver of requirement to bury existing overhead utility line along Sunset Ridge Road frontage; (K) Exceptions to reduce the required number of parking spaces for the apartment building and to reduce the stall dimensions for the parking spaces: and (L) Approval of such other any subdivision or zoning relief as may be necessary.
