NOTICE OF PUBLIC HEARING The Wheaton Planning and Zoning Board will hold a public hearing on Tuesday, September 27, 2016 at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 West Wesley Street, Wheaton, Illinois, to consider the following zoning application: Zoning Application #16-20. An application requesting approval of a special use permit for a planned unit development to allow the construction and use of a 5,546 square foot one story, two-tenant retail building with 39 on-site parking spaces and a drive thru service lane on the property located at 623 South Naperville Road following the demolition of the existing structure. The subject property will further be rezoned from the O-R Office Research District to the C-3 General Commercial District. The application has been submitted by Cornersite, LLC, 3190 Doolittle Drive, Northbrook, IL on behalf of the property owner, Warren Wheaton Home Group, LLC. The subject property is legally described as: PARCEL 1: THAT PART OF THE SOUTHEAST QUARTER OF SECTION 16, TOWNSHIP 39 NORTH RANGE 10 EAST OF THE THIRD PRINCIPAL MERIDIAN, DESCRIBED BY COMMENCING AT A POINT ON THE CENTER LINE OF SAID SECTION 16, 33 FEET NORTH OF THE SOUTHEAST CORNER OF SAID SOUTHWEST QUARTER OF SAID SECTION 16; THENCE NORTH ON THE CENTER LINE OF SAID SECTION 16 430.4 FEET; THENCE SOUTH 88 DEGREES 49 MINUTES WEST 215.1 FEET TO THE EAST LINE OF NAPERVILLE STREET; THENCE SOUTH 3 DEGREES 46 MINUTES EAST ALONG THE EAST LINE OF SAID NAPERVILLE STREET 230 FEET FOR A PLACE OF BEGINNING; THENCE SOUTH 3 DEGREES 46 MINUTES EAST ALONG SAID EAST LINE OF SAID NAPERVILLE STREET 199.7 FEET TO THE NORTH LINE OF ROOSEVELT ROAD; THENCE NORTH 89 DEGREES 5 MINUTES EAST ALONG THE NORTH LINE OF SAID ROOSEVELT ROAD 186.8 FEET TO A POINT ON THE CENTER LINE OF SAID SECTION 16, 33 FEET NORTH OF THE SOUTHEAST CORNER OF SAID SOUTHWEST QUARTER; THENCE NORTH ON THE CENTER LINE OF SAID SECTION 200.4 FEET; THENCE WEST PARALLEL WITH THE NORTH LINE OF ROOSEVELT ROAD TO THE PLACE OF BEGINNING, IN DUPAGE COUNTY, ILLINOIS. PARCEL 2: THAT PART OF THE SOUTHEAST QUARTER OF SECTION 16, TOWNSHIP 390 NORTH, RANGE 10 EAST OF THE THIRD PRINCIPAL MERIDIAN DESCRIBED AS FOLLOWS: COMMENCING AT A POINT ON THE CENTER LINE OF SAID SECTION 33 FEET NORTH OF THE SOUTHWEST CORNER OF SAID SOUTHEAST QUARTER OF SAID SECTION 16; THENCE NORTH ON THE CENTER LINE OF SAID SECTION 200 FEET; THENCE EAST PARALLEL TO THE NORTH LINE OF ROOSEVELT ROAD 22 FEET; THENCE SOUTH PARALLEL WITH THE CENTER LINE OF SAID SECTION 200 FEET TO THE NORTH LINE OF ROOSEVELT ROAD; THENCE WEST ALONG THE NORTH LINE OF SAID ROOSEVELT ROAD TO THE PLACE OF BEGINNING, IN DUPAGE COUNTY, ILLINOIS. At the public hearing, anyone wishing to make a public statement will be encouraged to do so. Written comments may be submitted to the Board prior to or at the public hearing.
