NOTICE OF PUBLIC HEARING The Wheaton Planning and Zoning Board will hold a public hearing on Tuesday, April 9, 2024 at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 West Wesley Street, Wheaton, Illinois, in- person and via zoom at https://us02web.zoom.us/j/84484535811 or dial (312) 626-6799, Meeting ID: 844 8453 5811, Passcode: 787870 to consider the following zoning application: Zoning Application #24-07. An application requesting a special use permit and two setback variations to allow the construction and use of a new 32.0 foot by 34.0 foot combined pool house and covered patio structure, all on property commonly known as 1496 County Farm Court, Wheaton, IL 60189. The property is zoned R-4 Residential District. Specifically, the application is requesting the following variations to the Wheaton Zoning Ordinance: 1. A variation to Article 3.4A.5a to allow a combined pool house and covered patio structure with a side yard setback of 7.36 feet in lieu of the required 9.28 feet. 2. A variation to Article 3.4A.6 to allow a combined pool house and covered patio structure with a rear yard setback of 10.0 feet in lieu of the required 25.0 feet. The application has been submitted by Reed Carmichael, 1496 County Farm Court, Wheaton, IL 60189. The subject property is legally described as: LOT 163 IN THE STREAMS UNIT FIVE, BEING A SUBDIVISION OF PART OF THE SOUTHWEST ¼ AND PART OF THE NORTHWEST ¼ OF SECTION 19, TOWNSHIP 39 NORTH, RANGE 10 EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED DECEMBER 28, 1973 AS DOCUMENT R73- 77207, IN DUPAGE COUNTY, ILLINOIS. P.I.N. 05-19-305-016 The subject property is commonly known as 1496 County Farm Court, Wheaton, IL 60189. At the public hearing, anyone wishing to make a public statement will be encouraged to do so. Written comments may be submitted to the Board prior to or at the public hearing. A copy of the application is available for review in the office of the Director of Planning and Economic Development, 303 West Wesley Street, Wheaton, Illinois during normal business hours.
