NOTICE OF PUBLIC HEARING The Wheaton Planning and Zoning Board will hold a public hearing on Tuesday, March 11, 2025 at 7:00 p.m. in the Council Chambers of the Wheaton City Hall, 303 West Wesley Street, Wheaton, Illinois, in-person and via zoom at https://us02web.zoom.us/webinar/register/WN_MtpXJdjbQXOIVTbytuVcEA or dial (312) 626-6799, Meeting ID: 811 5591 3870, Passcode: 038701 to consider the following zoning application: Zoning Application #25-05. An application requesting a PUD Amendment for a special use permit pursuant to Article 20.3 of the Wheaton Zoning Ordinance to allow the construction and use of a drive-thru service lane for a future restaurant user at 811 E. Butterfield Road, Suite 101. The end user has not been identified yet. Suite 101 is currently vacant, and the property is zoned C-5 Planned Commercial District. The application has been submitted by the property owner, Wheaton Retail Wheaton IL LLC, 270 Commerce Drive, Rochester, NY 14623. The property that is the subject of the special use permit is legally described as: LOT 1 AND LOT 2 IN GUINNESS RESUBDIVISION, BEING A RESUBDIVISION OF LOT 2 IN BRIGHTON GARDENS RESUBDIVISION, BEING A RESUBDIVISION OF LOT 12 IN DANADA FARMS EAST UNIT 1, BEING A SUBDIVISION OF PART OF SECTION 28, AND THE NORTH ONE HALF OF SECTION 33, TOWNSHIP 39 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED JANUARY 2, 2001, AS DOCUMENT R2001-000741, IN DUPAGE COUNTY, ILLINOIS. P.I.N.: 05-28-403-034 The subject property is commonly known as 811 E. Butterfield Road, Suite 101, Wheaton, IL 60189. At the public hearing, anyone wishing to make a public statement will be encouraged to do so. Written comments may be submitted to the Board prior to or at the public hearing. A copy of the application is available for review in the office of the Director of Planning and Economic Development, 303 West Wesley Street, Wheaton, Illinois, during normal business hours.
